地產代理轉戰一手市場

香 港 的 地 產 代 理 向 來 以 做 二 手 盤 為 主 , 服 務 的 對 象 是 個 別 的 小 業 主 而 非 大 型 的 發 展 商 , 可 惜 自 金 融 風 暴 以 來 , 二 手 市 場 越 來 越 難 做 , 小 業 主 減 價 速 度 不 如 發 展 商 快 , 銀 行 又 經 常 估 價 不 足 , 以 至 買 家 都 被 一 手 市 場 搶 去 。 與 此 同 時 , 發 展 商 為 盡 快 銷 售 樓 盤 , 亦 改 變 由 自 己 銷 售 部 門 包 辦 的 做 法 , 轉 而 委 託 地 產 代 理 幫 手 促 銷 。 發 展 商 原 先 的 構 思 是 , 地 產 代 理 手 上 可 能 有 不 少 二 手 市 場 的 客 人 , 如 能 透 過 付 出 些 少 佣 金 , 叫 地 產 代 理 把 這 些 客 人 帶 來 買 自 己 的 新 盤 , 既 可 以 省 回 廣 告 費 , 又 可 以 加 快 銷 售 速 度 , 省 回 利 息 , 何 樂 而 不 為 。 開 始 的 時 候 , 的 確 有 些 盤 成 功 地 透 過 上 述 方 法 促 銷 成 功 , 但 事 情 卻 慢 慢 演 變 , 至 今 已 差 不 多 面 目 全 非 。 代 理 發 覺 , 客 人 最 集 中 的 地 方 是 發 展 商 的 示 範 單 位 , 與 其 在 自 己 的 舊 客 中 慢 慢 搜 羅 新 買 家 , 不 如 集 中 派 遺 突 擊 部 隊 去 發 展 商 的 示 範 單 位 門 口 兜 客 來 得 快 捷 有 效 。 於 是 發 展 商 的 示 範 單 位 及 售 樓 處 門 口 經 紀 雲 集 , 連 過 路 者 也 不 斷 被 纏 擾 兜 售 , 嚇 得 被 迫 繞 道 而 行 。 初 時 發 展 商 並 不 喜 歡 這 種 現 象 , 認 為 代 理 應 帶 自 己 的 客 來 買 發 展 商 的 樓 , 而 非 與 發 展 商 的 售 樓 部 搶 客 , 故 訂 定 了 很 多 條 例 , 限 制 代 理 進 入 示 範 單 位 , 連 示 範 單 位 三 十 公 尺 之 內 也 列 為 禁 區 。 但 發 展 商 很 快 發 覺 , 這 些 條 例 不 易 執 行 , 代 理 喬 妝 後 混 在 客 人 之 中 根 本 很 難 發 現 ; 另 一 方 面 有 代 理 在 客 人 身 邊 游 說 , 成 績 遠 比 沒 有 人 做 這 類 工 作 好 (發 展 商 自 己 沒 有 足 夠 的 人 手 亦 不 善 於 做 這 類 工 作 )。 於 是 漸 漸 不 再 抗 拒 代 理 增 派 人 手 在 現 場 兜 客 , 只 要 代 理 不 是 兜 客 去 買 自 己 的 二 手 樓 或 其 他 發 展 商 的 樓 盤 就 隻 眼 開 隻 眼 閉 了 。 近 來 , 地 產 代 理 為 發 展 商 促 銷 已 非 個 別 情 況 , 而 成 了 一 種 普 遍 現 象 。 起 初 , 地 產 代 理 為 多 了 一 項 額 外 的 門 路 而 顯 得 很 雀 躍 , 但 很 快 發 覺 這 錢 並 不 容 易 賺 , 具 體 情 況 另 文 再 談 。
